Investment Criteria

Titus Capital LLC is proactively seeking opportunities to invest capital in multifamily, single tenant, net lease and commercial office class assets that offer compelling risk adjusted returns. Titus Capital is also a cash buyer and employs leverage with full discretion regarding each individual real estate investment opportunity. Our firm focuses on the following:

  • Direct and joint venture opportunities (as a “general partner”)
  • Limited partner equity investments typically in the $500,000 to $1,000,000 plus range
  • Select, locate and purchase development opportunities, stabilized real estate acquisitions as well as value-add investments based on risk adjusted returns
  • Focus on North Texas markets with strong job growth and compelling population dynamics

Multifamily

  • Class A garden and mid-rise (or urban style) apartments in North Texas
  • Primary focus will be:
    • 100-300 unit projects
    • Assets in locations with sustainable and stable cash flow profile
    • Emphasis placed on markets with strong employment centers and economic growth
    • Ground up development on a select basis as determined by investment committee, and;
  • Target development project size of $5 to $40 million with Titus Capital investing either as a limited partner or as the general partner
  • Will consider investments only with a proven market leading operating partner
  • Superior and strong retail trade areas
  • High density and high income demographics with regard to local population growth
  • Credit tenants with term preferred
  • Robust and proven tenant demand
